The South parking structure is phase No. 2 of a multi-phase parking expansion and remodel of the Blodgett Hospital originally opened in 1916 in the City of East Grand Rapids, Michigan. The current expansion and remodel work was to include demolition and re-construction of two existing parking areas as well as integration of the parking area to updated entry and emergency locations. The first phase consisted of a three-level cast in place post-tensioned parking structure with inset thin brick precast exterior panels. Due to the success of the original phase precast, the contractor reviewed using precast for the entire South Garage. Working with WGI, Fabcon was able to provide a total precast, 679 space parking garage, of which three levels were completely underground. The 710 piece parking garage had the upper two floors exposed above grade level and had to exhibit architectural features that matched the original 1916 hospital.
The single biggest goal of the project was to provide a rapid construction schedule that allowed for intricate architectural details while being respectful of the surrounding neighborhood during construction.
Architecturally the exterior, which was to be two stories above the original garage height, had to blend in with the exterior of the original 1916 hospital. Based on the original hospital brick, Belden Brick and Supply was able to provide brick in a color and texture that was almost a perfect match. The limestone trim was mimicked with exposed integral color concrete. These two elements combined to make the exterior of the parking garage look and feel like part of the original hospital.
The Wayne County Criminal Justice Center is a design build project cooperative between the owner, A/E team, and Fabcon Precast (f.k.a. Kerkstra Precast). Originally considered to be constructed by other materials the Fabcon team proposed a precast alternate framing system. By working with the development partners, construction manager, and design team the framing option using precast was capable of proving the required floor system for the prefabricated, two-story housing units, and maintaining the durability required for the building use. Consisting of five separate structures, the Adult Detention Facility, Juvenile Detention Facility, Courthouse and Sheriff’s Office, all connected by a precast connector building for transport between the other structures. The goal was to integrate the precast finishes on the exterior throughout the entire campus, while maximizing the speed and coordination of a total precast systems approach. Note: The Sheriff’s Office and Courthouse were architectural cladding on steel framing.
The interior framing consisted of a mix of standard precast framing utilizing double-tee’s, hollow-core plank, beams, columns, and precast shear walls. The exterior was a mix of scalloped precast insulated panels with a two-color mix of black and white concrete in the same panel. The use of the scallop in various directions helped separate each structure while keeping the campus with consistent finishes and colors. Panels were reinforced with Carbon Fiber Grid to maintain the required thermal separation between the architectural exterior and the structural interior wyth.
Situated near John F. Kennedy airport on Long Island and the apex of major highways with access to New York, New Jersey and several shipping ports, this three-story e-commerce warehouse facilitates last-mile delivery in the New York City region. The 520 precast insulated wall pieces consist of stacked 8ft wide painted VersaCore wall panels. The non-composite extruded walls provide a thermal envelope for the structure in a region prone to inclement weather.
Because of a tight construction site access was limited and logistics had to be coordinated to minimize impact to surrounding areas. The schedule also played a crucial role in the success of this project with installation of the panels commencing in the winter. Working with the general contractor, Fabcon was able to coordinate on time on site deliveries which eliminated the need to store panels on site and occupy drop lots in a high-density city center. The use of precast concrete insulated walls also minimized the number of trades involved which allowed the building to be enclosed in just 49 days.
Due to its location in a populous city center, as well as being near the coast, it was required that the building exterior provide both security and protection from the elements. The use of precast accomplished this goal by providing the structure the resiliency and durability needed to secure and protect the building occupants.
