601 Bond is a sixteen-story apartment building located in downtown Grand Rapids, Michigan. With a dense skyline and numerous neighboring structures, the project posed the challenge of standing out architecturally while blending into the city’s existing aesthetic. Fabcon was brought in to deliver a total precast solution that balanced distinctive design with durability and efficiency.

Fabcon’s involvement in 601 Bond brought together aesthetics and performance through a combination of thin brick cladding and insulated multi-textured precast panels. The result is a bold, efficient structure that enhances the city’s skyline.

Problem

In a crowded downtown setting, the design team needed a façade that would distinguish the building while still aligning with Grand Rapids’ architectural character. The challenge included incorporating varied materials and finishes without complicating construction.

Solution

Fabcon used multi-textured panels and solid thin brick to achieve a dynamic yet cohesive exterior. Bull-nose accents and randomized finishes added depth and uniqueness, while maintaining consistency with surrounding buildings.

Results

601 Bond stands as a standout structure in downtown Grand Rapids. The precast system enhanced energy efficiency, reduced maintenance needs, and delivered a streamlined construction process—all while meeting the project’s architectural goals.

The choice of red-blended brick was made in order to use a material that is contextual to the area but used in a modern way. Precast allowed us to do this, while also providing durability and scheduling benefits.
