2505 Bruckner Blvd is a multi-story warehouse that offers unparalleled truck access to facilitate last-mile delivery to New York’s five boroughs, serving more than 9.4 million people within 15 square miles. Situated at the intersection of five major highways, the 177,000-square-foot building occupies an important visual space at the edge of its neighborhood and is doubling usage of its footprint vertically to maximize the high-value land it sits on.

The success of erecting the building located at 2505 Bruckner Blvd at the apex of five major highways depended on many factors, such as the ability to coordinate on-time site deliveries to eliminate on-site storage as well as reducing the number of trades involved.

Problem

The location of this multi-story, 177,000-square-foot warehouse that includes approximately 55,000 square feet of office space played an outsized role in the success of the project. It sits on a tight construction site with little room for on-site storage, and because it’s in a high-trafficked area, security was a concern. Also, as it borders a distinct neighborhood, the design of the building needed to identify with the urban elements while providing optimal industrial functionality.

Solution

Precast concrete was the material of choice for a few reasons. First, coordinating on-time deliveries with the general contractor eliminated the need to store panels on site, which was a plus due to the location and construction schedule. And the integration of office space, light manufacturing, and distribution space accelerated delivery by compressing the production chain through co-locating design, prototyping, and distribution. In addition, using precast minimized the number of trades involved, allowing the project to flow smoothly and be completed on time and within budget.

Results

Using precast concrete enabled the building to be erected in just under three months while also providing the strength and durability needed to protect and secure the facility. Precast also contributed to minimizing construction site disturbance, and enhanced the aesthetic versatility of the facility, allowing the design of the building to reflect its urban setting while also providing the industrial functionality needed for a building of this magnitude.

This being the area’s first true multi-level warehouse, Aurora knew that we had to partner with a precast concrete firm that would have the depth and ingenuity to assist with a complex project.
